That Perfect Listing Might Be Too Perfect: What Homebuyers Should Know About AI-Enhanced Real Estate Photos
By Andreana Jackson, Realtor®
Summary of the Article
According to CNBC’s recent article by Beth Braverman, “That perfect-looking house for sale may have an owner using AI to virtually enhance the listing” (published October 9, 2025), artificial intelligence is increasingly being used to “virtually enhance” real estate photos.
Homeowners and agents are using AI tools to digitally upgrade a property’s look — greening lawns, changing façades, or adding sleek, modern furniture. What used to cost up to $100,000 in real renovations can now be done in seconds with AI software. This process, known as virtual staging, helps listings appear more appealing online, but it raises concerns about transparency.
While virtual staging can help buyers imagine the potential of a home, the issue arises when AI images are not clearly labeled. Many MLS systems require disclosure when images are digitally altered, but rules vary by region — and not all listings make it obvious. The result? Buyers may walk into a property expecting the sleek home they saw online, only to find worn floors, patchy lawns, or outdated finishes.
Experts in the article, like Realtor Matthew Ping and marketing director Katy Borja, agree that AI staging is a powerful marketing tool — but both stress the importance of honesty in labeling and disclosure to prevent misleading buyers.
My Take as a Realtor
As someone who’s been helping Miami-area buyers and sellers for over a decade, I’ve seen firsthand how technology has transformed the home search process — mostly for the better. Virtual staging can be a great tool when used transparently. It allows sellers to show what a space could be, especially for vacant homes or those needing a refresh.
But here’s the risk: AI can cross the line from enhancement to deception.
A lush green lawn that doesn’t exist or a “digitally replaced” roof can give false impressions of a property’s condition and value. Buyers should always verify what they see online by scheduling an in-person tour and reviewing the property disclosure forms.
For sellers, my advice is simple — disclose, don’t disguise. If you’re using AI enhancements, label them clearly. It builds trust and avoids potential disappointment or disputes down the line.
And for buyers: before falling in love with a photo-perfect listing, remember that images can be edited in seconds. Bring a Realtor who knows how to spot those “too perfect” photos and who can ask the right questions before you make an offer.
